Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN SAN ANTONIO, TEXAS (NW) (SFO#7TX2371) REQUIREMENT: General Services Administration (GSA) is seeking expressions of interest to provide a maximum of 25,302 rentable square feet of office and related space for lease by the Government. Space must be contiguous and yield 22,002 BOMA usable square feet for use by Tenant for personnel, furnishings, equipment, storage or other similar uses as required by the Government. The building and parking areas should have the potential of expanding by 15% at a future date. The space will be occupied by the Social Security Administration. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: The site must have the ability to accommodate, at a minimum, the building, building set backs, required security set backs, on-site parking and required green spaces per the city of San Antonio. New construction will require up to a 20-foot setback from any vehicular traffic including visitor or non-secured parking. Ultimately, the office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. If the space is not on the ground floor, elevator service shall consist of a minimum of two handicap accessible elevators (one may serve as a freight elevator). Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an inefficient use of space. Columns must be at least 28 feet apart (center to center) and 28 feet from any interior wall and be no more than two foot square. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. Space will not be considered where apartment space or other living quarters are located within the building. The Government requires a fully serviced lease including a total of one hundred thirty-four (134) on-site parking spaces. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 6:30 a.m. to 5:30 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located in an area bounded by the streets below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Guilbeau Road between Bandera Road and Loop 1604 EAST: Bandera Road to 36th Street down to Highway 90 SOUTH: Highway 90 between Loop 1604 and 36th Street WEST: Loop 1604 between Guilbeau Road and Highway 90 Sites which are located directly on a highway or thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Space offered shall be within the equivalent of two city blocks from a primary or secondary street serving the office. Locations must be as convenient to the visiting public as possible. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
