Description
The United States Government seeks to lease Class A Office Space consisting of approximately 10,300 rentable square feet of contiguous space in Yuba City, California. The space should yield between 10,167 and 10,300 ANSI/BOMA usable square feet. Two (2) reserved, off-street parking spaces are required for carpools, employees with disabilities, and in and out parking for program purposes. This parking must be paved, striped and graded for proper drainage. This parking must be lighted and shall be located on-site. Where on-site parking is not available, parking for the disabled must be located within the same block. Satisfactory public transportation must be available within three (3) blocks of the space offered. The building must be located within the following delineated area of the City Limits of Yuba City, California: North: Butte House Road, from Harter Road on the West to Gray Avenue on the east: then south on Gray Avenue to Highway 20; then east on Highway 20 to Plumas Street; East: Plumas Street, from Highway 20 on the north, to Franklin Avenue on the south; South: Franklin Avenue, from Plumas Street on the east, to Walton Avenue on the west; West: Walton Avenue, from Franklin Avenue on the south to Highway 20 on the north; then west on Highway 20 to Harter Road; then north on Harter Road ending at Butte House Road. The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than 09-08-08. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative.
