Description
The District of Columbia Pretrial Services Agency is interested in leasing 28,425 BRSF of fully serviced office space. Due to the DC District Court related functions of the Agency's mission, the location must be within a delineated area two blocks of the DC District Court, Sixth Street and Indiana Ave, NW in Washington DC. The space must be existing and present a dignified and professional appearance. The agency currently leases space within the delineated area and intends to negotiate a new lease in the same facility unless acceptable space is found to be in the government's best interest. The government will consider the cost of moving, alternations, telecommunications relocations, proximity of the court etc. in determining the best opportunity for the government. Space with atriums or other areas interrupting contiguous space, extremely long or narrow runs of space or irregularly shaped space configurations or other unusual building features adversely affecting usage will not be considered. Buildings must be ADA compliant and Asbestos abated. A variety of affordably priced carryout and dine-in restaurants shall be located within six hundred feet. Regularly scheduled (throughout the day) public transportation must be available within the delineated area. The lease term shall be Ten (10) years with termination rights to the agency after five (5) years. Expressions of Interest should be made as soon as possible and include the following : 1) Building name and address; 2) Rentable and Usable square feet and rental rate per Rentable square foot; 3) Method of measurement used to determine rentable square feet; 4) Common Area Factor(s) for available space; 5) Operating Costs and Tenant Improvement Allowance paid by Lessor; 6) Name, address and telephone number of individual to be contacted, 7) Evidence of authority to represent the owner and 8) Any other considerations that would be beneficial to the Government.
