Description
The US General Services Administration is seeking proposals so as to enter into a lease for office space in a Class A or B professional office building and containing a max. of 4,880 rentable square feet of space yielding a min. of 4,246 to max. of 4,670 ANSI-BOMA usable office area, to be used for office and related purposes and to be located within the delineated area of Charlotte Amalie, St. Thomas, Virgin Islands. The Government will consider space offerings of an existing building or a building to be constructed. This delineated area is further defined as follows: North: Along Routes 33, 35, & 40 South: Along Routes 30, 313, & 38 East: Along Route 9 West: Along Routes 303, 302, 332, & 405 The minimum basic lease term is 10 years, five years firm for office space. Space must be delivered, ready for Government occupancy, within 12 months of a lease award and/or receipt by the Lessor by the Government of approved design intent plans. The Government has termination rights of the lease at any time after the fifth (5th) year on 60 days prior notice by the Government to the Lessor. The building offered must meet or be capable of being altered to meet Federal Fire Safety and Handicap requirements. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety and security of its surrounding areas and accessibility of the property to major highways and State roads. Lessor shall provide both an emergency potable water and electrical back-up power with the capability to sustain full operation of this office for a min. of 5 days. Parking: There is no requirement to provide parking spaces for official government vehicles. However, a preference will be given to offers that allow for public parking within walking distance of the space offered.
