- Description: The United States Government (The Department of Veterans Affairs) is seeking to lease 52,900 net usable square of office, open and storage space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space may be existing or a build to suit. The space must be contiguous, on one floor, with an open floor plan. The space should be in unfinished condition. A loading dock is required. The building site must meet certain security requirements as set forth in the Interagency Security Committee Standards. Among these requirements, the building must be set back not less than twenty (20) feet on all sides from all public rights of way, driveways, and parking areas. The property shall include up to 350 parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). This is further defined as follows: Northern Boundary: Five miles north of Interstate 40 Western Boundary: Exit 44 on Interstate 40 Eastern Boundary: Exit 59 on Interstate 40 Southern Boundary: Five miles south of Interstate 40 Lease Term: A lease for up to 15 years will be considered. Availability: Available for occupancy in March 2008 or earlier. Expressions of Interest Should Include 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Building plans and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space. Notice: This advertisement is a correction of the previous advertisement published with a response due date of April 13, 2007. Respondents to the previous advertisement need not resubmit their responses. Respondents are advised that the VA assumes no responsibility to award a lease based upon responses to this advertisement.
