- **THIS MODIFICATION ADDRESSESS A REVISION TO THE DELINEATED AREA** REQUIREMENT: The United States Government seeks to lease approximately 3,726 rentable square feet yielding 3,240 ANSI/BOMA office area square feet (ABOASF) of office and related use space. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space must be located on the second (2nd) floor or above. Subleases are not acceptable. DELINEATED AREA: The space shall be located within the delineated area listed below (which included the Central Business District for the City of Myrtle Beach) as follows: North: Route 9 also known as Sea Mountain Highway South: Route 544 also known as Dick Pond Road to Ocean Lake East: The Atlantic Ocean (body of water) Drive to Sand Dune Drive West: The Intercoastal Waterway (body of water) REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Five (5) on-site, reserved parking spaces are required or at the ratio required per local code, whichever is greater. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The building must have a central sprinkler system. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
