Description
REQUIREMENTS: The US Government is seeking to lease fully-serviced retail or office/industrial space along with three (3) reserved parking spaces in the Stockton, CA area consisting of approximately 6,527 to 7,180 ANSI/BOMA Usable Square Feet (USF) of contiguous office and related space. Minimal alterations will be required. Space is preferred on one floor, but space on two contiguous floors will be considered. If space is offered on two contiguous floors, approximately 1,050 USF must be on one floor. An elevator must be provided if space offered is located on the second floor or higher. Space must have a loading dock (or acceptable alternative) that can accommodate a 40-foot commercial tractor-trailer with adequate clearance and maneuverability. Space must have capacity to carry up to 40 voice grade lines, one Integrated Services Digital Network - Primary Rate Interface with one full service data circuit (specifically one T1 circuit operating at 1.544 mbps with two T1 lines). Space must not offer restricted or limited access for personnel and/or deliveries. Also, there must be reguarly scheduled transportation and/or employee/visitor parking available within three (3) blocks of the premises. DESIRED OCCUPANCY DATE: November 10, 2006 at the latest, preferably by November 1, 2006. All services, utilities, and required tenant alterations are to be incorporated in the rental rate. The lease term will be 4 years (with term beginning November 10, 2006 thru December 29, 2010) with termination rights after August 31, 2008 with 30-day advance notice in writing to Lessor. DELINEATED AREA: Offered properties must be located within the following area bounded by or fronting these streets. Starting at the intersection of Eight Mile Road and Highway 99, South on Highway 99 to the Crosstown Freeway (Highway 4), West on Highway 4 to East Market Street and continuing west to West Market Street, North on North Lincoln to West Weber Street, West on West Weber Street to Interstate 5, North on Interstate 5 to West Fremont Street, West on West Fremont Street to the western Stockton city boundary, North on the western Stockton city boundary to Eight Mile Road, and East on Eight Mile Road to Highway 99. The building offered must conform to the International Building Code (IBC) for seismic safety. The offer must contain a certification by a registered structural engineer. Buildings that contain asbestos or PCB materials will not be considered. A fully-serviced and handicapped accessible building is required. The building must not be located in a 100-year flood plain. The Government reserves the right to amend the delineated area and the terms of the lease.
