Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 16,432 rentable square feet, yielding 14,289 ANSI/BOMA office area square feet of contiguous office and related space on one floor in Somerville, Massachusetts. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. First floor space preferred. If space is above first floor, a minimum of two elevators must be made available. LOCATION: Offered properties for this search must be within the delineated area including the entire City of Somerville as well as Mass Ave at the intersection with Chester St in Cambridge west to Alewife Brook Parkway, Alewife Brook Parkway south to the intersection with Concord Turnpike (Rte 2) and: NORTH: Intersection of the Belmont town line and Concord Turnpike (Rte 2) in the north; along Alewife Brook Parkway (Rte 2) to the intersection with Mass Ave; along Mass Ave to Chester Street. EAST: Intersection Concord Turnpike (Rte 2) and Alewife Brook Parkway, Alewife Brook Parkway south to Fresh Pond Parkway; Fresh Pond Parkway west to Huron Ave; Huron Ave to Aberdeen Ave to the intersection of Aberdeen Ave and Mt Auburn Street. SOUTH: Intersection of Aberdeen Ave Mt Auburn St along Mt Auburn St to Belmont Street to the Belmont Town line. WEST: Belmont St and the intersection with the Belmont town line in the south; continuing north along the town line along Grove and Blanchard Roads in the West, then north along the Belmont Town Line to Concord Turnpike in the north. Regularly scheduled public transportation must be available within 2 blocks. Space should be located within 1/4 mile of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 1/2 mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress. Buildings must also fully meet the Federal requirements for handicap accessibility, must be altered or constructed to meet the Government?s requirements and must be fully serviced. Building and space offered must conform to the seismic safety standards for new construction of the current edition of the American Society of Civil Engineers (ASCE 7-98) Minimum Design Loads for Buildings and Other Structures. For existing buildings, the building and space being offered must conform to the seismic safety standards set forth in the Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary, ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with a minimum of one (1) on-site, unreserved surface parking space and sufficient non-metered parking for 44 employees and 10 visitors available within two (2) blocks. Space must be ready for occupancy by June 1, 2008 or sooner. LEASE TERM: Term is 10 years, 7 years firm, with the Government having cancellation privileges, after 7 years.
