Description
SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 1,725 rentable square feet of office and related space yielding a minimum of 1,500 usable square feet of a build - to - suit modern office space. The space will be occupied by the Federal Bureau of Investigation to house personnel, furnishings, and equipment, together with adequate parking including a minimum of 3 outside / surface parking spaces. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as the Federal Government?s requirements for fire and life safety and handicap accessibility. UNIQUE REQUIREMENTS: All space shall be contiguous; second floor or higher is required. Space on first floor will be considered by the FBI only when no other space is available or if deemed appropriate by the FBI. For proposals of new construction, a 20 foot stand-off distance shall be provided from defended perimeter to the fa?ade of the building to house the FBI office. The defended perimeter shall be measured as the distance from the building to the boundary protected by bollards, planters, or other barriers approved by the tenant. LOCATION / DELINEATED AREA: The locations selected must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. The building offered must be located in the city limits of Durant, OK. LEASE TERM: The term is for ten (10) years, five (5) years firm. Expressions of interest should include the following: 1. Address of unimproved sites, provide specific location. 2. One-eighth scale drawing of unimproved sites, provide site plan and location map. 3. Confirm BOMA method of measurement, usable yield for available space by floor and building common area factor. 4. Name, address and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
