- The United States Government seeks contiguous (same floor) Class A Office space. Preference will be given to upper-floor space which meets GSA lease criteria and has two handicapped accessible elevators to the space. The space offered must consist of approximately 19,033 rentable square feet in Chattanooga, Tennessee. The space shall yield 16,551 ANSI/BOMA usable square feet. A minimum of eighty-five (85) parking spaces should be available at no cost, or at reasonable commercial rates, for visitors and employees within a two-block radius of the office. Availability of public transportation with adequate parking must be available within two-blocks of the space offered. When located in a multi-tenant building in a downtown location, parking for the disabled shall be provided as follows: (1) In an adjoining parking lot or garage with a fully accessible route to the office. Quantity shall be five spaces in addition to existing disabled parking provided or in addition to disabled spaces required by code, whichever is greater; (2) along city streets, by having the city provide a minimum of three disabled spaces, in addition to any existing or otherwise planned or required spaces within 1/2 block from the accessible entrance. The offeror shall provide assurance from the city that the spaces will be restricted to usage by the disabled during the tenancy and be reserved for Government's exclusive use. The proposed space must be located within the following area: Beginning at the intersections of Interstate 24/Highway 27 and Riverfront running south along Interstate 24 to Main Street. From said intersection running south/south east along Main Street until Main Street ends at Interstate 24/75. Thence running east/south east along Interstate 24/75 to the Interstate 24 and Interstate 75 split. Then turning north/northeast along Interstate 75 to the intersection of East Brainerd Road. At such intersection turning east/south along East Brainerd Road to the intersection of Jenkins Road. At such intersection running due north along Jenkins Road until Jenkins terminates and turning west along Bonny Oaks Drive and Lee Highway. From Lee Highway running south/southwest to the intersection of Spring Creek Road and continuing west/northwest along Brainerd Road (Lee Highway) to McCallie Street. Continue west along McCallie Street to the intersection of Houston Street. Thence running east/northeast to Battery Place. From said point turning west following Battery Place, which turns in to Riverfront to the intersection with Interstate 24/Hwy 27 and Riverfront. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than June 5, 2009. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized.
