Description
REQUIREMENT: The U.S. Government is interested in leasing approximately 6,900 to 9,200 rentable square feet (which should yield between 6,000 to 8,000 ANSI/BOMA Office Area square feet) of contiguous warehouse space; the space should include between 800 ? 1,000 rentable square feet of office space. The warehouse space should have 18 foot high ceiling clearance, sealed concrete floor; a drive-in warehouse with at least 11,000 pounds of floor load capacity is preferred, but in the absence of a drive in door, a loading dock with a manually operated roll up will be considered. Unreserved and on an as-needed basis, the parking lot should be able to accommodate up to 40 vehicles. The space must be in compliance with handicapped, fire and life safety standards. LEASE TERM: Ten (10) Years, Five (5) years firm term. DELINEATED AREA: South Brunswick, NJ and vicinity as described by the area below: Northern Boundary: Starting from Intersection 95 (NJ Turnpike) and Church Lane (Route 694); continue on Church Lane West to Old Georges Rd (Route 695); continue on Old Georges Rd to Adams Lane (Route 608); continue on Adams Lane to the intersection of US Route 1. Southern Boundary: Starting from the intersection of Plainsboro Road (Route 614) and US Route 1; continue on Plainsboro Road East to Maplewood Avenue (Route 535); continue on Maplewood Avenue North to Cranbury Half Acre Road; continue on Cranbury Half Acre Road East to the intersection of Interstate 95 (NJ Turnpike). Eastern Boundary: Starting from the intersection of Cranbury Half Acre Road and Interstate 95 (NJ Turnpike); continue on Interstate 95 (NJ Turnpike) North to the intersection of Church Lane (Route 694). Western Boundary: Starting from the intersection of Adams Lane (Route 608) and US Route 1; continue on US Route 1 South to the intersection of Plainsboro Road (Route 614). EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JUNE 22, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building. 2) Legal description 3) One-eighth inch scale drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered and Rental Rate per Square Foot. (Specifying services, utilities, and tenant improvement allowance included) 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
