- This is a combined synopsis, request for quote will not be issued Government Scope of Work for Re-Commissioning HVAC systems at Fort Defiance Indian Hospital. 1. Review existing documentation (including but not limited to equipment O&M manuals and Johnson Controls Metasys program) to gain an understanding of the design intent of the HVAC system and overall familiarity of the building. 2. Interview key personnel to obtain information on system performance issues that have been experienced. 3. Investigate current operation of all air handlers, central plant equipment, water distribution systems, representative terminal devices and relative associated control equipment and document current operational problems. 4. Perform a Re-Commissioning assessment of the ten (10) air-handling systems. 5. Perform a Re-Commissioning assessment of a small sample (~5-10%) of typical terminal units in the building from a total of 447 variable air volume (VAV) boxes. Focus on units in areas where there are known issues. 6. Perform a Re-Commissioning assessment of the Central Plant to include the two (2) 350 TON chillers, two (2) 350 HP hot water boilers, three (3) 20 HP steam boilers, two (2) cooling towers, 14 humidifiers, and associated hydronic distribution systems. 7. Attend 2 Project Meetings while on-site (Entry and Exit meetings with Executive Committee) 8. Identify findings and issues with system performance. Provide a written report of findings. 9. Identify areas of operations/set points/control sequences that need to be changed and provide updated set points/sequences of operation for the major systems commissioned, and incorporate them into the Johnson Controls METASYS (Building Automation System). 10. Analyze further issues and provide a report with a list of recommendations and corrective actions with cost estimates. 1JOB $_____________
