Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Florence, KY AMOUNT: The United States Government is seeking a full-service office lease and related space consisting of approximately 147,289 rentable sq. ft. rentable square feet of existing space. Must yield 128,077 ANSI BOMA usable square feet, available for use by Tenant for personnel, furnishings and equipment. Half of rentable square feet must be warehouse space (76,000 SF) and the other half office space. The warehouse space must have twenty two (22) foot high ceilings. LOCATION: Delineated area is: “The city limits of Florence, Kentucky.” REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. All utilities, electrical transformers, gas meters, etc., shall be protected. The building must have daytime cleaning services. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Building must have Shatter Resistant Window Film (SRWF) with a minimum of 7-mil fragment retention on all first-floor windows, door glass, and second-floor windows less than 18 feet from the ground. There must be building roof space for a radio antenna. The antenna shall be provided by the Government and installed by the lessor. All exterior access to the roof shall be secured to prevent unauthorized access to the roof. In office space, computer rooms must have additional HVAC and electrical power needs with a backup generator to accommodate their equipment. TERM: The proposed lease shall be for ten (10) years, five (5) years. Occupancy is required May 10, 2007.
