Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASED LOCATION General Services Administration for OPM San Diego, CA Project No. The United States Government is conducting a competition for 3,310 rentable square feet of alternative office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The BOMA/ANSI Office Area Square Footage must yield a minimum of 2,878 to 3,020 square feet of contiguous office and related space with 6 structured parking spaces in the City of San Diego, California for use by the OPM for personnel, furnishings, and equipment. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained and of modern design and/or tastefully rehabilitated to modern use with access to public transportation. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a flood plain. Offers for new construction will require the building to be set back from the street. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. LEASE TERM: 10 years, 5 years firm. OCCUPANCY: Space must be ready for occupancy by January 1, 2008 SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: North: RANCHO BERNARDO RD.
