Description
General Services Administration for the U.S. Immigration and Customs Enforcement San Diego, CA Project No. 5CA0638 The United States Government is conducting a competition for 7,126 rentable square feet of alternative office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The BOMA/ANSI Office Area Square Footage must yield a minimum of 6,197 to 6,507 square feet of contiguous office and related space with 20 structured parking spaces in the City of San Diego, California for use by the U.S. Immigration and Customs Enforcement for personnel, furnishings, and equipment. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained and of modern design and/or tastefully rehabilitated to modern use with access to public transportation. The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a flood plain. Offers for new construction will require the building to be set back from the street. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. LEASE TERM: 10 years, 5 years firm. OCCUPANCY: Space must be ready for occupancy by April 1, 2008. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: North: PACIFIC COAST HIGHWAY South: CEDAR ST. East: 10th Avenue West: Market Avenue EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and Address 2)Name, address and telephone number of the individual to be contacted. 3)Rentable square feet and rentable rate per square feet 4)Method of Measurement used to determine rentable square foot 5)Any information regarding topography or other influences unique to the site that may affect the layout of the proposed space. 6)Incentives and inducements such as tenant improvement allowances, lessor provided improvements, parking, etc. In all correspondence, please refer to Project Number 5CA0638.
