- REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 12,518 rentable square feet, which will yield approximately 10,885 BOMA usable square feet to 11,320 BOMA usable square feet of office space for personnel, furnishings, and equipment. The space will be occupied by the Internal Revenue Service. LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and have potential for efficient layout. Space shall be located in a professional office setting. The Government requires a fully serviced lease including at least 3 on-site parking spaces. Buildings with parking below the building will not be considered. If on-site parking is not available, secure employee and visitor parking must be available within 600 feet (or two blocks, whichever is less) of the office and must be within commercial rates. Regularly scheduled (throughout the day) public transportation must be available within 600 feet from the building entrance. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 20 foot setback from the building and vehicular traffic. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN JULY 23, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
