Description
UNITED STATES GOVERNMENT Seeks Leased Office Space Queens, Long Island, NY The United States Government seeks to lease office space consisting of approximately 70,000 rentable square feet. The space must be located in Queens/Nassau County within an area bounded by and adjacent to I-295 to Route 25A to the north, the Southern State Parkway to the Belt Parkway to the south, the Meadowbrook Parkway to the east and I-678 to the west. The space should yield a minimum of 55,663 BOMA useable square feet. A minimum of Twenty-Five Thousand (25,000) ANSI/BOMA Office Area square feet of space must be located on the first floor. A total of 337 outdoor surface parking spaces is also required. The proposed lease term is for 15 years and must be fully serviced. Occupancy is required three hundred twenty (320) working days from the date of lease award. Space on the first floor is preferred. Offered space must be on contiguous floors and shall not exceed four (4) floors. Space offered in a build-to-suit building will need to have a twenty (20) foot set-back on all sides of the building. The offered space must meet government requirements for Fire Safety and Handicapped Accessibility. Expressions of interest should include: 1. Building Name and Address 2. Rentable square feet and rental rate per square foot 3. Method of measurement used to determine rentable square feet 4. Common area factor(s) for available space by floor, if applicable Submissions by other than the owner or manager of a property must be accompanied by a Letter of Authorization from the owner granting permission to make a general offering of the space.
