Description
REQUIREMENT: The US Government is seeking to lease approximately 16,185 Rentable Square Feet to yield approximately 14,074 ANSI/BOMA area square feet of office and related space in Salt Lake City, UT. Contiguous space on a single floor will receive first consideration. If two floors are offered, the space must be vertically contiguous. Space must be above grade. If space is above ground level, a minimum of two (2) handicapped accessible elevators are required. Build-to-suit shall be considered. Space must be situated within the area delineated by the following boundaries: North: North Temple Street West: 300 West South: 3300 South East: 1300 East The site should be within a convenient and safe walk of no more than two blocks to secure parking for both employee and visitors parking use. Due to a high volume of daily visitors, at least seventy (70) to one hundred (100) parking spaces are required for public and employee use. A minimum of five (5) reserved parking spaces are required immediately adjacent to the office. Site must be within two blocks of access to public transportation. Space must meet the Federal Government?s standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required, to include ample windows to provide natural lighting and both public and separate employee rest rooms (located in the non-public area of the office). All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Award on new space will be determined by best value and not low bid. Lease term is 15 years, 7 years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), ANSI/BOMA defined usable square feet, and contact information for owner or authorized agent.
