Description
The United States Government is expressing interest in locating office/warehouse space within the boundaries listed below for the Veteran's Benefits Administration. The boundaries are within the VA Medical Center and are defined as follows: Beginning at North Avenue southward down on Interstate 43/Interstate 41 to W. Oklahoma Avenue than west to Interstate 894/Interstate 45 than back up North to Interstate 94 tha east to 341 Miller Park Highway than back up north to North Avenue. The purpose of this advertisement is to seek information from property owners willing to provide approximately 21,790-23,968 square feet of rentable office/warehouse space using a common area factor of 20%. Of the above square footage, approximately 18,158-19,973 USEABLE SQUARE FEET OF SPACE WILL BE REQUIRED WITH AN APPROXIMATE BREAKOUT OF 1,443 USEABLE FOR OFFICE SPACE AND 16,715 USEABLE SQUARE FEET OF WAREHOUSE/CONCRETE FLOOR SPACE. Restrooms must be provided within the office portion of the above space. Useable or occupiable space above must be available for use by tenant for personnel, furnishings and equipment. A lease is required for a ten (10) year/five (5) year firm term. Surface parking for eight (8) Government/private vehicles must be available onsite for employees. Targeted occupancy date is September 2008 or sooner. The space must be contiguous and on one (1) floor. The flooring in the warehouse/concrete area of this suite must be able to support 100 lbs per square foot live floorload due to the relocation of approximately 1,750 file cabinets within the new space. The space must provide a loading dock for easy loading and unloading of file boxes. The entire space must be sufficiently lit for ease in retrieving and filing files, as well as heated and cooled to comfortable office temperatures. The space must be accessible 24/7. The space offered must be well maintained and must meet the General Services Administrations fire, life safety and handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership.
