- The United States Government seeks to lease office space of approximately 17,158 Rentable Square Feet (RSF) yielding 14,917 ANSI/BOMA Office Area Square Feet (OASF) in Lexington, KY, within the following delineated area (map is attached): Northern Boundary; Intersection of Georgetown Road & I-75 Eastern Boundary; I-75 Southern Boundary; Highway 60 (Versailles Road/Winchester Road) Western Boundary; New Circle Road and Georgetown Road The proposed lease term is for ten (10) years, five (5) years firm and must be fully serviced. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Space shall be located on an attractively landscaped site containing one or more modern office buildings that are professional in appearance with the surrounding development well-maintained and in consonance with a professional image. A build to suit site will be considered with the same requirements. Preference is to occupy contiguous space that is located above the first floor but may consider space on any floor of a building. Space above the first floor must be serviced by at least 2 elevators. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. Space must be ready for occupancy no later than December 12, 2008. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building?s ownership. Sub-leases are not acceptable.
