Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE AND RELATED SPACE PORTLAND, OR The United States Government seeks to lease Office and related space consisting of approximately 40,000 rentable square feet in Portland, Oregon. The space should yield a minimum of 34,000 ANSI/BOMA usable square feet. A minimum of four (4) reserved parking spaces should be available on-site. In addition one-hundred and sixty-three (163) parking spaces should be available on-site or within 1/8th of a mile of the space offered. Satisfactory public transportation must be available within 1/8th of a mile of the space offered. Offered space must be on no more than two contiguous floors with a minimum of 17,000 ANSI/BOMA usable square feet of space to be located on the first floor. A loading dock or loading dock area with overhead door must be available with the offered space. The dock area and adjacent truck unloading area can be at the same grades as the space offered. Building must maintain a twenty (20) foot setback from any public vehicular area. If setback can not be achieved, other security measures may be permitted, pursuant to prior approval by the Federal Protective Service. At a minimum this project shall obtain LEED Certification at the Silver Level. The public entrance of the building must not be located closer than 500 feet to the structure of the following uses: religious institutions, public or private primary or secondary schools; child care centers, residential housing, retirement communities or nursing homes. The proposed space must be located within the following delineated area: North: Columbia Blvd. East: I-205 South: I-205 West: I-5 to 217 to 26 to I-405 to I-5 No property will be considered which exceeds the East, South and West borders by two miles driving distance from those borders. Locations within the Portland CBD will be given priority preference as described in the Solicitation For Offers. The proposed lease is for Ten (10) years firm, and should be fully serviced. Space must be ready for occupancy within 24 months of award. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility and Seismicity. For New construction: The site must allow for an option to expand the facility by up to four thousand (4,000) square feet of rentable space For existing buildings: The Government reserves the right of first refusal for up to 4,000 square feet of rentable space.
