Description
REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 219,306 rentable square feet, which will yield approximately 167,129 ANSI/BOMA Office Area square feet to 190,701 ANSI/BOMA Office Area square feet of office space for personnel, furnishings, and equipment. The space will be occupied by Internal Revenue Service. LEASE TERM: Ten (10) years; Seven (7) years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Office space must be contiguous and have potential for efficient layout. Space shall be located in a professional office setting. The Government requires a fully serviced lease including 1,062 on-site parking spaces. Buildings with parking below the building will not be considered. Regularly scheduled (throughout the day) public transportation must be available within one (1) block from the building entrance. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 100? setback from the building and vehicular traffic. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required May 1, 2008. Subleases will not be considered. LOCATION: Offered properties must be located in an area bounded by the streets below. Offered properties which front the boundary line streets will not be considered to be within the area of consideration. NORTH: E.
