Description
The General Services Administration is interested in leasing approximately 30,670 rentable square feet in Houston, Texas within the following designated boundaries: North ? Harwin Street South ? Bellfort Street East ? Gessner Street West - Kirkwood The space should yield a minimum of 24,245 ANSI/BOMA usable square feet to a maximum of 26,670 ANSI/BOMA usable square feet. The space must have the potential for future expansion ranging from 1,000 to 1,500 usable square feet. The Government requires 168 parking spaces on site, setback from the building by 20 feet. Three of the 168 parking spaces are to be assigned for official use. The proposed space is for 15 years, 10 years firm, and should be fully serviced. Space must be ready for occupancy no later than December 31, 2007. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space offered must have potential for efficient layout; columns must be at least 28 ft. apart center to center; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 3:2. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space should be located in a professional office setting. Expressions of interest must be submitted in writing no later than February 21, 2007, and should include the following information: street address and building name, of applicable; square footage offered; name, address, and phone number of individual to be contacted; and evidence of authority to represent the owner.
