- The United States Government seeks approximately 43,000 square feet of warehouse space along with 18,280 square feet of office, storage and related space within the following delineated area: SR 14 N to its intersection with Rosemar Road, SR 2 NE to its intersection with Interstate 77N, SR 14 S to its intersection with Interstate 77 S, SR 892 W to its intersection with SR 68 S. This solicitation is for existing buildings or build to suit locations with a lease duration of ten years. This requirement shall be met by a single floor, contiguous space facility. 43,000 square feet of warehouse space, of which 28,000 square feet can accommodate pallet racks with a stacking height of approximately 18 feet, and 15,000 square feet, can accommodate pallet racks with a stacking height of approximately 23 feet. The stacking height requirement applies to approximately 90% of the usable warehouse ceiling space. The building/site shall be outside of the Ohio River floodplain. The location shall be at an elevation not less than 25 feet above the 100-year average frequency of occurrence for flooding, and shall be at an elevation not less than 15 feet above the flood of record in the respective area. The building/site shall be easily accessible from not less than two (2) directions by a roadway approved for the largest tractor trailer vehicle allowed by West Virginia State Law. Roadways and driveways leading to the building must b well maintained and out of the 100 year floodplain. The building/site should not be near areas of high air pollution, chemical factories, utility plants, or areas subject to pest infestation. Surrounding buildings shall be professional in appearance. The parking to-square-foot ratio available on-site shall at least meet current local code requirements, or at a ratio of 1 space for every 300 rentable square feet of Government-demised area. Expressions of interest shall include the following information: Existing Building: 1. Building name and address, and location of space in the building 2. Legal description 3. Scaled drawing of space offered 4. ANSI/BOMA defined Office Area Square Feet and Rentable square feet offered 5. Number of parking spaces available on the premises 6. Map showing building's location within the delineated area 7. Name, address, telephone number and email address of individual to be contacted in reference to the space. Submission by other than the owner or manager of a property must be accompanied by letter from the ownership granting permission to make a general offering of space. Build to Suit Location: 1. Plot plan 2. Description of the site 3. Legal description of the site 4. Map showing building's location within the delineated area 5. Environmental Assessment Studies of the site 6. Name, address, telephone number and email address of individual to be contacted in reference to the space. Submission by other than the owner or manager of a site must be accompanied by letter from the ownership granting permission to make a general offering.
