Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE MONTGOMERY, ALABAMA The United States Government seeks to lease street-level, contiguous Class A Office space and contiguous upper-floor space. The space offered must consist of approximately 42,164 rentable square feet in Montgomery, Alabama. Street level space should yield 21,820 ANSI/BOMA usable square feet. The upper floor space should yield 14,844 ANSI/BOMA usable square feet which meets GSA lease criteria and has two handicapped accessible elevators to the leased office floor. The space should yield a total of 36,664 ANSI/BOMA usable square feet. Offered properties must be able to provide 225 parking spaces onsite or within a two (2) block radius of the building. Parking should be available at no cost, or at reasonable commercial rates, for visitors and employees. Availability of public transportation must be available within two blocks of the space offered. The space should not be located in the immediate proximity of railroad tracks. The proposed space must be located within the following delineated area: West Boundary: Perry Hill Rd, which connects with Highway 108 (Atlanta Hwy) to the north and Highway 110 (Vaughn Rd) to the south. North Boundary: Highway 108/Hwy 80 (Atlanta Hwy), which connects with Taylor Rd to the east and Perry Hill Rd to the west. East Boundary: Taylor Road, which connects with Highway 110 (Vaughn Rd) to the south and Highway 108/80 (Atlanta Hwy) to the north. South Boundary: Highway 110 (Vaughn Rd) (Which connects to Perry Hill Rd on the west) to Fairlane Dr to Executive Park Dr to East Blvd to Highway 110 (Vaughn Rd) to Taylor Road on the east. The proposed lease is for twenty (20) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than 12-19-08. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. The offered space must not be located in a 100 year flood plain. No subleases will be considered. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. If accepted for the market tour, a site plan indicating boundaries is required to be presented to the Broker Representative prior to or on the day of the market survey. Failure to submit a site plan will determine the site to be unacceptable.
