Description
U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE Kansas City, MO The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The government presently occupies, and is seeking interest for 30,000 ANSI/BOMA usable square feet (approximately 34,500 rentable square feet) of office and illegal alien detention space. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Retail or flex space is not acceptable. The government will consider relocation only if a move is economically advantageous. The government will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by January 1, 2008. This advertisement is not a basis for negotiation. The government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: Approximately 34,500 rentable square feet of office and illegal alien detention space that yields a minimum of 30,000 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. A minimum of 121 reserved on-site parking spaces shall be available for personnel and visitors. LOCATION: Offered space must be within 5 miles driving distance of the Kansas City International Airport and provide ease of access to an interstate highway. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Additionally, a processing area along with holding cells for illegal immigrants and a Sallie port for prisoner drop-off must be provided as part of the rental consideration. CCTV and other security enhancements shall also be required. Amenities of retail shops, banks, and restaurants shall be available within 2 miles from the building. The building shall be served by a regularly scheduled public transportation service and on-site parking is required for 121 employees and visitors. TERM: The space is required within ninety (90) days after receipt of approved government layout drawings. The lease shall be for a term of three (3) years.
