- Expressions of interest for the revised delineated area must be received no later than August 20, 2007. Those who have responded previously do not need to submit additional expressions of interest. ------------------------------------------------------------------------------------------------------------------------------------------------------U.S. GOVERNMENT seeks to lease a maximum of 168,468 RSF (yielding at least 137,929 BOMA OFFICE AREA SQUARE FEET) of office space in Arlington & Alexandria, VA within a specific delineated area as described below. The space must meet requirements for fire-safety plus handicapped access in accordance with ADA and UFAS guidelines. OCCUPANCY: No later than March 5, 2009 LEASE TERM: Ten (10) Years. DELINEATED AREA: The delineated are is bounded by the Potomac River on the East, North side of I-95/495 (Southbound Traffic) on the South, East side of Van Dorn Street (Northbound Traffic) on the West, and South side of I-395 (Northbound Traffic) on the North. A map of the delineated area can be provided upon request. MINIMUM REQUIREMENTS: 1. Typical floorplate size of at least 14,500 RSF 2. One (1) dedicated bay in the loading dock and one (1) freight elevator must be set aside for this Gov't occupant; and 3. Metrorail proximity within 2,500 walkable linear feet. Offerors with buildings more than 2,500 walkable linear feet from the nearest Metrorail stop must provide shuttle service to and from the building, details of which will be provided in the SFO. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN AUGUST 6, 2007 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) One-eighth inch scale drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Percentage Common Area Factor used to determine rentable square feet 6) Number of parking spaces available on the premises. 7) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
