- MODIFICATION: Additional details are provided to elicit submission of prospective sites by 5:30 PM EDT, Friday, August 24, 2007. The site must be strategically located for the operational needs of a federal law enforcement agency. Zoning of adjacent properties and master planning of the general area should be compatible with the proposed project. Property must have convenient access to major freeways but not be adjacent to overpasses, bridges, elevated ramps, power grids, or railroad tracks. Site must have adequate electrical power, sanitary sewer, water, telephone, cable TV and fiber optics available or easily accessible. Property should not have any easements or rights-of-way encumbering so as to fragment building area or cause discontinuity. Portions subject to an easement or right-of-way will not be deemed within the buildable area. A market survey will be conducted to inspect sites offered for consideration. Submission of site should include documentation of ownership and/or evidence of site control as well as current zoning of the property. REQUIREMENT: The General Services Administration is seeking developers for a design/build facility in Sacramento, Placer, or Sutter counties, CA. The facility will consist of a main office building, an annex, and a secured parking garage for 215 vehicles. Site size is estimated to be between seven (7) to ten (10) acres. Site configuration and security requirements will determine the total number of acres required. The office/annex shall be approximately 148,184 rentable square feet of space. The rentable space must yield approximately 128,856 ANSI/BOMA usable square feet. Any property submitted for consideration must be relatively flat and must be located outside of any designated 100-year floodplain. LEASE TERM: Twenty (20) years firm. Lease award is estimated to occur in September 2008.
