Description
The U.S. Government is seeking to lease warehouse space in Corpus Christi, TX. The space should be approximately 21,000 sq. ft. Usable / 24,150 sq. ft. Rentable ? (7000 sq. ft. Warehouse Space, 14,000 sq. ft. Pad Lot Space CONTRACTING OFFICE ADDRESS: General Services Administration, Public Buildings Services (PBS), Gulf Coast Service Center (7PEG), 1919 Smith Street, Suite 1600, Houston, TX 77002-8049 REQUIREMENTS: General Services Administration is interested in leasing a minimum of 7,000 square feet of useable space which consists of a Class A or B Warehouse with 20 ft. clearance and 14,000 square feet of usable space which consists of Pad Lot space in the Corpus Christi area. The warehouse and pad lot site must be adjacent. The warehouse must have: two 20 ft. height clearance doors located on ground level, climate / humidity controlled, and a three tri stack HVAC system. An incinerator will be installed on the pad site location. The incinerator will have a 50 ft. smoke stack. A privacy fence will be installed on the property. Five parking spaces must be included. The Drug Enforcement Administration will occupy the space. LEASE TERMS: 15 years /10 five years firm. The target occupancy date is August 31, 2008. The Government requires unrestricted 24/7 access to the warehouse and pad site. The space must have a 24 hour security system, with secure enclosure and separately metered utilities. Daytime cleaning required. LOCATION: North ? Brewster Street, South ? Lipan Street, East ? North Chaparral Street, West ? North Port Avenue. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and must include the following information at minimum (This is not an invitation for bids or a request for proposals). Please be advised that if you have previously submitted an expression of interest to this posting, you are NOT required to re-submit your location in order to be considered as a potential source for space. 1) Building name/address 2) Legal property description, recent survey, and property identification numbers (PIN) 3) Location of space in the building and date it will be available 4) One-eighth inch scale drawing of space offered to include the entire floor plate/plan in which the space is located 5) ANSI/BOMA defined office area/useable square feet (USF) 6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included 7) Common Area Factor used to determine the RSF 8) Name, address, telephone number, and email address of authorized contact Note: Agents shall represent only one building owner. AUTHORIZED CONTACTS: GSA is using a third-party real estate broker to represent the Government for portions of this procurement and transaction.
