Description
The United States Government, Department of Veterans Affairs (VA), is seeking to lease 42,000 net usable square feet of office space in Durham, NC. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space must be existing with build-out to suit tenant. The space must be contiguous, with an open floor plan. The building site must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements the building must be set back from all public right of ways, driveways, and parking areas not less than twenty (20) feet on all sides. The property shall include 150 parking spaces on-site or within one block of the offered space. The building and parking area must be fully accessible, meeting all requirements of the Architectural Barriers Act Accessibility Standard (ABAAS). This is further defined as follows: Northern Boundary: I-85 North Western Boundary: Bypass 501 North Eastern Boundary: Business 501 South Southern Boundary: West Cornwallis Road Lease Term: A lease for up to 20 years will be considered. Availability: Available for occupancy in April 2008 or earlier. Expressions Of Interest Should Include: 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
