- U.S. General Services Administration U.S. GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR A BUILD-TO-SUIT LEASED FACILITY LOCATED AT 1829 DUNN ROAD, ST. LOUIS, MISSOURI 63138 REQUIREMENT: The General Services Administration (GSA) is seeking to lease a build-to- suit office and record storage facility consisting of approximately 524,737 square feet of rentable space together with 900 parking spaces for employees and visitors. The space will be approximately 40 percent office and 60 percent record storage. This procurement is subject to prospectus approval. SITE: Site is located at 1829 Dunn Road, St. Louis, Missouri 63138. Site consists of approximately 23.503 acres. Site is located Northeast of Highway 367 and I-270 interchange. The Government has acquired an assignable option agreement for the land and the agreement will be attached to the Solicitation for Offers. TENANT: National Archives and Records Administration PROJECT: GSA will conduct a two-phase procurement for the design/build/lease of the facility. In Phase I, interested development teams will be required to submit experience and past performance information; in Phase II, GSA will limit the number of the most highly qualified offerors that will be invited to submit design and price proposals. Tenant alterations are to be provided as part of the rental consideration. The space must be altered to meet the Federal Government?s requirements for fire and life safety and handicap accessibility. TERM: The proposed rental term is twenty (20) years firm. DEVELOPERS AND AGENTS: This is an inquiry for interested parties, not an invitation to bid.
