Description
REQUIREMENT: The General Services Administration is seeking to lease 5,900-6,150 rentable square feet of contiguous office and related space for the Census Bureau in Edwardsville, Illinois together with three (3) reserved parking spaces within the delineated area described below. LOCATION: The area in the 19th Illinois Congressional District in Edwardsville, Illinois within the following boundaries: NORTH BOUNDARY Starts at New Poag Road to Alton Road following Edwardsville City limits EAST BOUNDARY Starts at Ridgeview Road follow Edwardsville City limits SOUTH BOUNDARY Starts at Goshen Road to Center Grove Road to IL157 to Chain of Rocks Road WEST BOUNDARY Starts at the intersection of State Route 255 and Chain of Rocks Road. REQUIRED: The space must be contiguous and located on the first or ground floor in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use. The building should have a loading dock or have forklift accessibility for deliveries. Space on more than one floor will be considered on a case by case basis. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 15, 2008. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 25 months firm.
