Description
THIS MODIFICATION UPDATES SOLICITATION NOTICE #5NC0001-B RUN ON JULY 31, 2007. THIS NOTICE MODIFIES THE LEASE TERM TO TEN (10) YEARS FIRM. (Previously was 10 years/ 5 years firm.) REQUIREMENT: The General Services Administration seeks to lease space consisting of approximately 48,400 rentable square feet yielding 44,000 ANSI/BOMA usable square feet of Warehouse and related space. Space must be located in a prime commercial industrial district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. DELINEATED AREA: Space must be located within the following boundaries: The delineated area for this lease shall include all properties inside the boundaries described below, and with driveway connections to the boundary roads (provided that the buildings on such properties are no more than one quarter mile from the boundary road) Boundaries: 1. Interstate 40 from N.C. 751 to U.S. 15-501. 2. U.S. 15-501 from Interstate 40 to Interstate 85. 3. Interstate 85 from U.S. 15-501 to U.S. 70. 4. U.S. 70 from Interstate 85 to Lumley Road. 5. Lumley road from U.S. 70 to the property boundary of the Raleigh Durham Airport. 6. The property boundary of Raleigh Durham Airport from Lumley Road to Aviation Parkway. 7. Aviation Parkway (continuing as Morrisville-Carpenter Road) from the property boundary of Raleigh Durham Airport to Carpenter Fire Station Road. 8. Carpenter Fire Station Road (continuing as Yates Store Road) from Morrisville-Carpenter Road to New Hope Church Road. 9. New Hope Church Road from Yates Store Road to N.C. 751. 10. N.C. 751 from New Hope Church Road to Interstate 40 (completing the boundary; see item one above). REQUIRED: 40 on-site parking spaces are required including 2 secured spaces for government vehicles. Public transportation is required within 2 blocks. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Setbacks of 50 feet are required for new construction. Clearance heights of 25 feet are required throughout the building. The ability to provide two wind tunnels is necessary. The large wind tunnel has a structural footprint of 35'(w) x 175'(l) x 25'(h) which must be free of pillars, columns and other support infrastructure. The operational footprint of the large wind tunnel is 54'(w) x 175'(l) x 25'(h) to allow sufficient room for instrumentation, model installation and removal and air flow return. The small wind tunnel has a structural and operational footprint of 21'(w) x 95'(l). LEASE TERM: Term is for ten (10) years firm. Proposed occupancy date is on or before September 1, 2008.
