- REQUIREMENT: The U.S. Government seeks to lease 15,437 contiguous Rentable Square Feet to yield no less than 13,433 ANSI/BOMA office area and related space in El Segundo, California along with 56 structured on-site parking spaces. Class A building must be located in a professional and well-maintained setting. Requested space must be fully-serviced and in a building that is capable of being customized to meet the Government?s needs and security requirements, as well as requirements under the Architectural Barriers Act Accessibility Standard (ABAAS). The building must conform to ASCE-SEI 31 seismic standards. The proposed facility must have a vehicle barrier within the property line that is accomplished either naturally thru setback (exact distance will be identified prior to initial offers) or mechanical and/or fixed means (e.g., bollards). Occupancy must occur no later than April 24, 2008. LEASE TERM: Lease term is ten (10) years, five (5) years firm. DELINEATED AREA: Three (3) mile radius of the intersection at Sepulveda Blvd. and El Segundo Blvd. Expressions of interest should include the following: (1) building address and floor location; (2) rentable square feet and rate per rentable square foot; (3) BOMA method of measurement, usable yield for available space by floor, and building common area factor; and (4) 1/8 inch scale drawing of floor plate if available. Please specify services and utilities included. Brokers and agents may represent prospective landlords but must provide written evidence that they are authorized to represent the owner of the building.
