Description
REQUIREMENT: The General Services Administration is seeking to lease 6,500-6,700 rentable square feet of contiguous office and related space for the Census Bureau in Eau Claire, WI together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Eau Claire, Wisconsin within the following boundaries: NORTH BOUNDARY: Starts at 20th Ave, Chippewa Valley Regional Airport, 20th Ave EAST BOUNDARY: Starts at 118th Street, 50th Avenue, Peterson Avenue, Lake Altoona, 3rd Street East to South Hillcrest Parkway becomes US-12 to S. Hastings Way that becomes Oakwood Mall Drive and Commonwealth Ave SOUTH BOUNDARY: I-94 WEST BOUNDARY: Kane Road becomes 50th Street REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be ?Full Service;? all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 27 months, 22 months firm.
