Description

U.S. GOVERNMENT SEEKS APPROXIMATELY 17,816 RSF OF OFFICE SPACE FOR LEASE IN DETROIT, MICHIGAN (SFO#GS-05B-17913) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 17,816 rentable square feet, which will yield approximately 16,346 BOMA usable square feet to 17,816 BOMA usable square feet of office space for personnel, furnishings, and equipment. The space will be occupied by Department of Labor. LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Office space must be contiguous and have potential for efficient layout. Space shall be located in a professional office setting. The Government requires a fully serviced lease including approximately 16 structured on-site parking spaces. Buildings with parking below the building will not be considered. If on-site parking is not available, secure employee and visitor parking must be available within 600 feet (or two blocks, whichever is less) of the office and must be within commercial rates. Regularly scheduled (throughout the day) public transportation must be available within 600 feet from the building entrance. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 20? setback from the building and vehicular traffic. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Offered properties must be located within the Central Business District of Detroit, Michigan. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN FRIDAY, OCTOBER 6, 2006 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
