- The United States Government seeks to lease approximately 6,739 Rentable Square Feet yielding 5,860 ANSI/BOMA Office Area Square Feet of office and related space in Memphis, Tennessee, within the following delineated area: West: East Parkway N. (US64/SR277) from I240 to Summer Avenue (US 70) North: East on Summer Avenue to US64/70/79; Northeast on I40 to Germantown Parkway East: South on Germantown Pkwy to Neshoba Road; East on Neshoba to Exeter Road; South on Exeter to US72/SR57; West on US72/SR57 to Germantown Pkwy to Nonconnah Parkway South: Northwest on Nonconnah to I240; West on I240 to East Parkway N. The proposed lease is for ten (10) years, five (5) years firm and must be fully serviced. Space must be ready for occupancy on or before December 15, 2008. The Government requires adequate parking for minimum of thirteen (13) designated parking spaces at no additional cost. The offered space must be within a two-block radius of public transportation. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. Building offered for consideration must be of sound and substantial construction. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership. Sub-leases are not acceptable.
