Description
The United States Government seeks to lease office space consisting of approximately 30,250 rentable square feet. The space must be within the city limits of Lawrence, MA. The space should yield a minimum of 26,306 ANSI/BOMA usable square feet. There is a requirement of four (4) on-site parking spaces and 66 employee and 85 visitor parking spaces within a 1/8 mile radius. Site must be accessible by public transportation. The proposed lease term is for fifteen (15) years, ten (10) firm and must be a fully-serviced lease. Occupancy is required on or before February of 2009. The entire requirement must be accommodated on the first floor and a general, free-standing, single-tenant building is preferred. Space offered in a build-to-suit building will need to have a 20 foot set-back on all sides from property lines (including rights of way), parking, roads, etc. The site should NOT be adjacent or across the street from primary or secondary educational facilities, childcare facilities, retirement or nursing homes or other similar facilities. The main public entrance of the building should be at least 500 feet away from any residential dwelling. The building must be Energy Star Rated and LEED Silver (or better) Certified. The offered space must meet government requirements for Fire Safety and Handicapped Accessibility. This procurement is for U.S. Citizenship and Immigration Services (USCIS). USCIS provides immigration benefits to those legally seeking U.S. Citizenship. Activities at this site will include applications for citizenship, information, adjudications and naturalization. USCIS serves a large volume of visitors on a daily basis (up to 600 visitors per day at this location are anticipated). USCIS does not conduct a law enforcement activities.
