- NEW CONSTRUCTION FOR THE U.S. GOVERNMENT The General Services Administration (GSA) is seeking offerors to design, construct and maintain an office building under a long-term lease arrangement: Location: The Government's intent is to transfer an assignable option to purchase a pre-selected site to the successful Offeror as part of a lease agreement; the pre-determined site is within a defined area within the Central Business District (CBD) of Cincinnati and the additional area north of the CBD, within the I-275 beltway. Square Footage Requirement: The successful Offeror will construct and then lease a building consisting of a maximum of 108,874 net rentable square feet equating to 94,673 ANSI/BOMA usable square feet of office and related space plus 145 on-site secured/enclosed inside parking spaces and 20 outside parking spaces, meeting U.S. Government specifications. Offerors will be required to submit proposals within the designated site. Building: This solicitation will be conducted under the guidelines of the Design Excellence Program and is a two-stage leasing procurement. This program stresses design creativity and quality. Construction will have to comply with specified state-of-the-art technology and provide a floor template of up to 40,000 square feet. Term: Term of the lease will be for twenty (20) years firm.
