- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 4,687 RSF (YIELDING AT LEAST 4,076 to 4,279 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND 6 COVERED PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located in Class A space within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space shall be ready for occupancy no later than February, 2009. SPECIAL REQUIREMENTS ? Space shall not be located on the 1st, 2nd or top floor of a building. ? Windows to the space shall not be located next to fire escapes, ledges, balconies or mezzanines ? Parking shall be covered and may be provided for in an adjacent garage not more than one city block away from the offered building ? Buildings with tenant-only underground parking will be considered ? Buildings that can provide for a temporary parking space adjacent to a building entrance are preferred ? Temporary exclusive use of an elevator cab is preferred LEASE TERM: Ten (10) Years with cancellation rights after five (5) years.
