- The United States Government seeks to lease office and related space consisting of approximately 6,500 - 6,700 rentable square feet in Aricebo, Puerto Rico within the following delineated area: Space must be located within the following delineated area, specifically bounded by or fronting on: NORTH: Avenida Jose de Diego (Pr-2) to Calle Isabel to Calle Padre Rexach to C. Maria Balceiro de Astor to Avenida Victor Rojas; EAST: Calle Palma to Avenida Jose de Diego to Calle Maria de Hostos to Avenida Juan Rosado to Pr-10; SOUTH: Calle Esmeralda to Avenida Esteban Padilla to Avenida Constitution to Calle D to Carrt Quemados (Pr-653); WEST: Calle 1 to Calle 3 to Calle 5 to Avenida Pedro Mora Pico to Calle Fraternidad. The space is required for a period of 24 months and to commence on or about August 15, 2008. Termination of the lease following the 24 months will occur upon 60 days prior written notice to the lessor. Fully serviced leases are sought. The space should yield a maximum of approximately 5,649 - 5,793 ANSI/BOMA usable square feet. Reserved parking space is required for 3 vehicles with and an additional 1 space per 270 RSF. The offered space must meet Government minimum requirements for Fire Safety, Life Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. Redundant emergency electrical power is preferred for the building and space offered. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): ? Building name/address ? Legal property description, recent survey, and property identification numbers (PIN) ? Location of space in the building and date it will be available ? One-eighth inch scale drawing of space offered ? ANSI/BOMA defined office area/useable square feet (USF) ? Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included ? Common Area Factor used to determine the RSF ? Name, address, telephone number, and email address of authorized contact ? In cases where an agent is representing multiple ownership entities, written acknowledgement, and ? permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL - Equis.
