U.S. GOVERNMENT WANTS TO LEASE SPACE IN SALT LAKE CITY, UTAH REQUIREMENT: The General Services Administration is interested in leasing approximately 46,845 rentable square feet, which will yield 40,734 usable square feet of office space. The spaces will be occupied by the following agencies: US Department of Justice, EOIR: 8,866 RSF, 7,709 USF DHS ? Immigration and Customs Enforcement, DRO: 33,612 RSF, 29,228 USF DHS ? Immigration and Customs Enforcement, OPLA: 4,367 RSF, 3,797 USF The agencies will have separate suites but shall be co-located within the same building. LEASE TERM: 15 years, 10 years firm term. UNIQUE REQUIREMENTS: US Department of Justice, EOIR: Space offered must be contiguous and have potential for an efficient layout. Space must be located on the second floor or higher. Space should be located in a professional office setting. Columns must be at least 25 feet apart center to center and 25 feet from any interior wall. The Government requires a fully serviced lease including 3 reserved onsite secured parking spaces. EOIR's primary mission is to adjudicate immigration cases in a careful and timely manner, including cases involving detained aliens, criminal aliens, and aliens seeking asylum as a form of relief from removal, while ensuring the standards of due process and fair treatment for all parties involved. DHS Immigration and Customs Enforcement, DRO: Space offered must be contiguous and approximately 7,000 square feet must be located on the ground floor for the DRO detention area. A dedicated elevator would be required if the EOIR premises is not located on the same floor as the DRO detention area. Space must have potential for an efficient layout. Space should be located in a professional office setting. The Government requires a fully serviced lease including 15 onsite inside secured parking spaces. DRO requires a sally port with access directly into the leased premises. The Office of Detention and Removal Operations (DRO) is responsible for promoting public safety and national security by making certain through the enforcement of U.S. immigration laws that all removable aliens depart the United States. DRO makes use of its resources and expertise to transport aliens, to manage them while in custody and waiting for their cases to be processed, and to remove unauthorized aliens from the United States when so ordered. DHS Immigration and Customs Enforcement, OPLA: Space offered must be contiguous and have potential for an efficient layout. The Office of Principal Legal Advisor (OPLA) provides legal advice, training and services to support the ICE mission and defends the interests of the United States in the administrative and federal courts. The agency-specific parking requirements stated above are in addition to onsite employee and visitor parking. Public transportation must be available within two (2) blocks from the building entrance. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. Buildings listed on the National Register of Historic Places, potentially eligible for the National Register within a Historic District are encouraged to offer. Space must be fully handicapped accessible. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Highway 186 EAST: 700 E. SOUTH: I-15 and I-215 WEST: I-215 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
