Description

VA seeks to lease approximately 40,557 BOMA usable square feet of contiguous office space in Frederick, MD. The offered space shall not be on more than 2 floors. A lease term up to 15 years may be required. The government requires a minimum of 180 parking spaces. Estimated occupancy date is September 1, 2008. Space must be located within a five mile radius of the intersection of Interstate 270 and Interstate 70. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, VA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratio's; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties should respond to this announcement no later than November 6, 2007, 4:00 PM EST.
