Description
The United States Government seeks to lease office space consisting of approximately 37,008 rentable square feet in Jacksonville, Florida and surrounding areas within the following delineated area: North ? John Turner Butler (JTB) Blvd between Southside Blvd and the Intercoastal Waterway (ICW); South ? International Golf Parkway between I-95 and Phillips Hwy (US-1); East ? ICW between JTB to International Golf Parkway; West ? Southside Blvd from JTB to I-95, then I-95 to International Golf parkway. The space must be able to yield a minimum of 32,181 BOMA Office Area square feet with ample parking spaces both secured and surface. Parking requirements are as follows: 50 secured spaces and 25 surface spaces. Parking must also be able to accommodate a 35 foot size bus with turnaround. The set-back requirements are 50 feet. The proposed lease is for fifteen (15) years with ten (10) years firm and must be fully serviced. Space must be ready for occupancy no later than April 24, 2009. All space offered must be contiguous on one floor or two floors (preferable). Use of space shall be a combination of office and special use space such as secured sally-port (which is separate from the parking requirements), other secured areas, etc. Space must be located in a commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. All services, utilities and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility.
