Description
REQUIREMENT: The General Services Administration is seeking to lease 5,900-6,150 rentable square feet of contiguous office and related space for the Census Bureau in Country Club Hills, Illinois together with three (3) on-site reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in County Club Hills, Illinois within the following boundaries: NORTH BOUNDARY Starts at Starts at I-57 and 167th Street to Kedzie Avenue EAST BOUNDARY Kedzie Avenue to Flossmoor Road SOUTH BOUNDARY Flossmoor Road to I-57 WEST BOUNDARY I-57 to 167th Street REQUIRED: The space must be contiguous and located on one floor in commercial, retail, industrial/flex or warehouse space. The building should have a loading dock or have forklift accessibility for deliveries. Lease should be Full Service; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Property located within a base floodplain (100-year floodplain) or wetland will not be considered. The building offered must not contain asbestos. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 28 months, 23 months firm.
