- U.S. GOVERNMENT SEEKS APPROXIMATELY 34,488 RSF OF OFFICE SPACE FOR LEASE IN EL PASO, TEXAS (SFO# 5TX0036) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 34,488 rentable square feet, which will yield approximately 29,990 ANSI/BOMA office area square feet of Class A office space for personnel, furnishings, and equipment. The space will be occupied by International Boundary & Water Commission. LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Office space must be contiguous and have potential for efficient layout. Space shall be located in a professional office setting. The Government requires a fully serviced lease including approximately eight (8) on-site parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Government shall have the right to install a five (5) meter satellite dish on the building roof. The building must have existing security in place in the lobby to include armed guards, X-Ray and magnetometers in order that all visitors to the facility are screened before access is granted. The Government shall have the right to install video cameras at multiple locations of the building exterior. Occupancy is required no later than November 1, 2006. LOCATION: Offered properties must be located within the following boundaries: El Paso Central Business District, plus the area bounded on the North by Mesa Street/Montana Avenue; on the South by Interstate 10; On the East by Airway Blvd; and on the West by Executive Center Blvd. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN SEPTEMBER 19, 2006 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
