- UNITED STATES GOVERNMENT Seeks to Lease Office Space Washington, DC The United States Government seeks to lease office space consisting of approximately 9,454 ANSI BOMA usable square feet (USF) / 10,872 rentable square feet (RSF). The proposed lease is for a five (5) year firm term with a five year renewal option and should be fully serviced. The delineated area is as follows: North: Pennsylvania Avenue East: Branch Avenue to Southern Avenue South: Malcolm X Avenue to Martin Luther King Jr. Avenue to Alabama Avenue to Suitland Parkway West: Anacostia Freeway (Interstate 295) Space must be ready for occupancy no later than August 15, 2008. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government is considering whether to remain in its existing lease space or relocate to alternative space. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Expressions of interest must be submitted in writing and should include the following information at a minimum (this is not an invitation for bids or a request for proposals): * Site's legal description, a recent survey, and property identification numbers (PIN) * Building name/address * Location of space in the building and date of availability * One-eighth inch scale drawing of space offered * ANSI/BOMA defined office area/useable square feet (USF) * Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance * Common Area Factor used to determine the RSF * Name, address, telephone number, and email address of authorized contact The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction.
