Description
DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS_ EXPRESSIONS OF INTEREST FOR WAREHOUSE SPACE VA seeks to lease approximately 60,610 Net Usable Square Feet (NUSF) of conditioned warehouse and related space; the space will be utilized for storage and related uses. All space must be contiguous. A lease term of five (5) years firm, and five (5), 1-year renewal options is required. The space must be ready for occupancy no later than November 30, 2008. To be considered the space must be located within the following delineated area: North: Northern 215 Beltway South: Cheyenne Avenue East: Nellis Boulevard and an imaginary line extending due north from the northern end of said Nellis Boulevard until it intersects the Northern 215 Beltway West: N. Martin Luther King Blvd., Camino Al Norte, and an imaginary line extending due north from the north end of said Camino Al Norte until it intersects with the Northern 215 Beltway Offerors must provide evidence that the properties submitted are outside of the 100-year flood plain. Expressions of interest should include, as applicable: building name, address and age; total square footage available in rentable and usable (please indicate the method of measurement, BOMA preferred); type of building/space; date space is available to commence tenant improvements; rental rate per rentable square foot (indicate core factor); as-built floor plans identifying the space offered; parking ratio; loading dock specifications; proximity to public transportation; site plan including parking; and other information on property and ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). All interested parties (owners, authorized brokers, or their legal representatives) should respond to this announcement no later than Thursday, February 14, 2008, 4:00 PM EST. Respondents are advised that the VA assumes no responsibility to award a Lease based upon responses to this advertisement.
