Description
Description: The United States Government (The Department of Veterans Affairs) is seeking to lease a minimum of 12,380 and up to 22,911 net usable square of clinical space. Actual square feet to be leased will be determined based on the costs for the space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space may be existing or a build to suit. The building site must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Among these requirements the building must be set back from all public right of ways, driveways, and parking areas not less than twenty (20) feet on all sides. The property shall include, adjacent to the building, at least 50 and up to 120 parking spaces based on the square footage leased or local code, whichever is higher. The building and parking area must be fully accessible meeting all requirements of the ABAAS standards. For further information concerning the requirement please e-mail Mr. John J. This is further defined as follows: On the West: N. 43rd Avenue and an imaginary line extended due north from the intersection of N. 43rd Avenue and W. Beardsley Rd. to the intersection of said line with N. 43rd Avenue inside Adobe Dam Recreation Area, following N. 43rd Avenue to its intersection with Happy Valley Road East: Cave Creek Road North: Happy Valley Road to N. 7th Street to Deer Valley Road to Cave Creek Road South: Thunderbird Road Lease Term: Fifteen years firm with one (1) five-year option to renew. Availability: Available for occupancy in October 2008 or earlier. Expressions Of Interest Should Include 1. Building name or development site, address, age of building and owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
