- United States Government is seeking to lease office and related space consisting of approximately 3,015 rentable square feet of space. The rentable space shall yield a minimum of 2,513 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 2,639 ANSI/BOMA Office Area square feet for use by tenant for personnel, furnishings, and equipment within the Central Business District of Rio Grande, Puerto Rico, and as further delineated below. The building offered must be in a Class A or upper Class B, modern, highest quality professional office building, fully operational mechanical and electrical installations, and capable of meeting the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office type environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and roads, the availability of public transportation, and its location within a know central business district of the Rio Grande, PR Area. Unique Requirements: Emergency portable water supply and emergency electric back up power with the capability to sustain office operations for a min. of five (5) working days. All space shall be contiguous and be located in one contiguous block without being split by a public corridor. On- Site reserved, secured parking for 8 official vehicles is required for daytime and overnight parking of Official Government Vehicles. Column spacing shall be no less that 15-20 feet on center each way. The Government does not normally occupy space within a flood plain. Please submit proof/certification that property is not located within a flood plain. Any expression of interest offering space in a building planned for construction will be considered. Location: Offered properties must be located within the delineated area as follows: North: Starting at the intersection of St. RD #3 and ST. RD 187R(Rio Grande and traveling along Calle Pimental to Garcia de La Noceda and continuing North along Ave. Agustin Perez Andino to and along Calle Acasia continuing South along Calle San Antonio to St. Rd St. Road #3 and West towards Luquillo PR and continuing along Calle Fernando Garcia and traveling North to St. Road 940 (of Luquillo, PR) South: 1/2 mile south of St. Road #3 from intersection of St. RD#3 and ST. RD. 187R in Rio Grande to St. Road 940 of Luquillo. East: Intersection of St. Road #3 and St. Road 940 (1/2 mile North or South built up areas offering commercial properties) to St. Road 940 on the East. West: Intersection of St. Rd #3 and St. Rd. 187R (1/2 mile North or South built up areas offering commercial properties) to St. Road 940 on the East. Occupancy Date: Space must be ready for occupancy and delivered to the Government no later than January 16, 2009 or for new construction from either a lease award date and/or receipt by the Lessor of the final approved design intent plans. Lease term: The lease term will be for ten (10) years, five (5) years firm. The Government has termination rights of the lease at any time after the fifth (5th) year on 90 days prior written notice to the Lessor. Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet or ANSI/BOMA Office Area (previously Usable) square feet annual basic rental rate per square foot 3) Method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Fire Safety, and Handicap features 6) Location, and number of parking spaces available to the Government.
